Three Tips For Selling A Home In A “Not So Nice” Neighborhood

If your home is in a neighborhood that doesn't have the best reputation or simply looks a bit neglected, selling it may be a bit of a challenge – especially if you need to sell for a certain price. You can't count on twenty offers coming in overnight, but you can sell this type of home successfully if you follow these tips.

Use a realtor who sells regularly in this neighborhood.

Drive down your street and down nearby streets and look for other homes that are for sale. Pay attention to the realtors' names that are listed on the signs. Are there a few names you see over and over again? Those are good people to consider hiring to sell your home since they're familiar with the neighborhood. Realtors who have sold in your neighborhood before will be more familiar with its shortcomings and will already have strategies in mind to showcase your home's better features.

Figure out the best driving route to the house.

There's probably more than one way to get to your house from the "main drag." Drive each of these routes, and decide which one goes through the better-looking streets. Then, ensure this route is printed on any handouts your realtor makes. Also make sure this same route is listed as the directions on your home's online advertisements. Potential buyers who use their GPS may end up taking a different route anyways, but at least you increase the chances that buyers are seeing nicer streets on their way to your home.

Offer to help your neighbors tidy up if need be.

Obviously you want your own home's front yard to be cleaned up and presentable. But if the yards immediately adjacent to yours are messy and unkempt, potential buyers may still be turned off. While you can't force your neighbors to clean up, there is a rather effective way to approach this. Talk to your neighbor, and let them know you're thinking of selling. Ask if you can help them do some landscaping and tidying up on a Saturday. Don't insinuate that their yard is messy. Simply offer to help out and hope that they accept your offer.

Selling a home in a not-so-nice neighborhood might take some time, but if you follow the tips above, you will find that perfect buyer before you know it. If you follow just one tip, make sure you find an excellent real estate agent – they'll take care of most other tasks for you!
