Do you own a decent home in a neighborhood that could be described as "not so nice"? If so, you may struggle to sell the home, let alone get your asking price. Thankfully, there are a few tactics you can use to successfully sell a home in a not-so-nice neighborhood.

Really hone in on your likely demographic and their needs.

This is important when selling any home, but even more so when selling a home in a less-than-ideal location. Think about who is most likely to buy your home. Maybe it's a young couple with no plans to have kids anytime soon, or perhaps it's a family whose kids are in college and don't come home often. Once you've identified your target market, you can tailor your ads to suit their needs. For instance, if you've decided you're marketing to young, childless couples, list how far the home is from amenities like bars, bowling alleys, and local restaurants rather than including lots of info about the local school district and playgrounds.

Ask your immediate neighbors to clean up.

If the houses down the street are a little messy and run-down, that's one thing. If the homes to either side of you look a wreck, that's quite another, since the new homeowner will see them every day. Ask your neighbors if they'd be willing to do some cleaning up if you help them. Even little things like planting new flowers and pulling weeds out of garden beds can make their yards look nicer and make your own home look better. Of course, you should make sure your own exterior and landscaping are pristine as well.

Provide directions on your advertisements.

There are probably a few ways to reach your home from the nearest thruway exit or main street. Drive each of them to see which one takes you down the nicest streets. Then, write out that route and include it on any home advertisements you make. Hopefully those who come to visit your home will follow these directions rather than taking a less-appealing route. Doing so will give them a better impression of the neighborhood.
