When Is The Best Time To Buy Or Sell Real Estate?

You may be wondering when is the best time of year to ramp up to buy houses for sale or to list your property. Here are some factors that may influence the success you have on either end.

Sellers May List More in the Nice Weather Seasons

First of all, consider that sellers are gatekeepers in a way. They already hold the property that's in question, so they get to decide when they put their property up for sale. It will depend on a lot of factors that include the amount of energy they have to devote to selling at a particular point, any upcoming family events or vacations they have that may interfere with being able to show the home, and the hassle of getting the home fixed up during cold seasons versus sunny seasons. For many of these reasons, many people choose to wait until the spring or fall season to start listing their houses for sale.

There Are Always Buyers

Now, think of things from the perspective of a buyer. A home buyer may have been doing casual research on home values and neighborhoods for many years before they decide to get serious enough to potentially make an offer. There is more of an internal clock in terms of when someone is ready to buy a property. And if the right property comes along, no matter the season, that buyer could potentially close the deal. Thus, the volume of serious buyers does not vary as much based on the seasons.

Competition Varies By Season

Based on the two trains of thought above, it makes sense that winter is a great time to seriously market your home. You won't have as much competition from all of the new home listings that tend to crop up in the spring. Since it's a slower season, more buyers will get their eyes on your listing as they scroll through a more limited selection of listings.

But for buyers, perhaps the most varied selection (and strongest supply) of homes on the market is during that spring or summer season, when it's pleasant for everyone to be out and about looking at real estate. Sure, you'll perhaps run into a bigger crowd during these times, but if you're a serious buyer with a serious real estate agent in tow, you'll be able to secure the best houses for sale out of the widest selection.
