Give specific instructions on the listing and advertisements.

Not all visitors will follow your driving directions -- some will just use their GPS -- but many will. When they drive along your specified route and avoid the tracks, they'll arrive to your home without the preconceived idea that "This one is too close to the tracks."
Upgrade your insulation.
Insulation is typically thought of as a means to keep a home warm. While this is its primary function, it also helps keep your home quiet, blocking out noise from outside.
